What standard do you perform your residential measurements to?

All of our measurements in Alberta are performed to the Residential Measurement Standard (RMS) by RECA, in British Columbia they are done to BCREA Measurement Guidelines.

 

Why do I have to measure my residential property?

Real Estate Professionals are required by the Real Estate Council of Alberta to measure a property every time it is listed. The measurements are so consumers and industry professionals are providing accurate and consistent property measurements.   

 

When I add your room dimensions together I receive a different total size. Why?

Room dimensions provided are a representation of individual room sizes to understand furnishing areas and for MLS loading purposes only. Total sizes are developed by calculating the area within the properties perimeter. Although we don’t always provide individual room dimensions for them… bathrooms, closets and stairways ARE included in your total size. (We do provide bathroom measurements in British Columbia)

 

Are you insured / what liability do you carry?

Yes. We carry a $1,000,000.00 Errors and Omissions Insurance for Measurements and $2,000,000.00 in general commercial liability to cover any property assets while on site. Documentation is available by request and we highly recommend you do, from any provider used.

 

When will I get my residential measurements / order back?

  • Measurements are always a same day service (providing the measurement was completed before 4 pm) and the Schematic Drawing (Perimeter Drawing) for the measurements will be back to you the next morning.
  • Floor plans are a next business day service. Measurement report is maintained same day.
  • Photography is a next business day service.
  • Matterport 3D is a next day service.
  • Video services depend on the length of video and the scope of the job. (We will give you a better idea on site)
  • Renovation Plans within 3 business days.
  • Virtual Staging 2-3 business days

 

How long does a residential measurement / order take on site?

  • Our measure only service takes between 30 and 75 minutes depending on size and complexity of the property. Please understand this is not a service are willing to rush and we request you plan for extra time on site as a precaution.
  • Floor Plans typically average 40 to 60 minutes per 1000 sq.ft. and again, this is very dependent on property complexity.
  • Photography is 1-2 hours based on  property Size. Allow additional time for estates and acreages with multiple out buildings.
  • Matterport 3D is comparable to our floor plan service with no interruptions.
  • Video services average 1.5 to 3 hours based on Property Size. Allow additional time for estates and acreages with aerial drone services requested.
  • Renovation floor plans average 60 to 90 minutes for every 1000 sq.ft. depending on complexity.

 

Why is my condo smaller than when I bought it?

The condo itself is not smaller, the measurement standard has changed. The measurement provided by us is taken to the interior finished surface of your exterior perimeter walls, which is commonly known as “Paint to Paint” measurements. This is in accordance to the RECA RMS Standard. Your previous measurement is likely your “Registered Size”, which can include but is not limited to the exterior walls, balconies, storage lockers, parkings stalls etc. “Registered size” is not a uniform measurement from building to building, and because of that RECA requires the interior “Paint to Paint” measurement to ensure all properties are measured the same. This is the same method used in British Columbia.

 

Do your techs take payment?

Our Techs do not take payment. Please call or email our office to arrange payment. Accepted methods of payment is Visa, MasterCard and email money transfer. Cheque payments available by request with additional security method on file.

 

How do we take our residential measurements?

We derive our totals using a combination of laser measure devices and cad based computer software. The measurements are performed using the RECA RMS and local guidelines otherwise. We will start on the inside of the home to build the shape, find any deductions, and do a room’s dimensions, an exterior check will be performed at the end.

 

What’s Included in my Total Square Footage for Alberta? (RECA RMS)

For detached homes your measurement is taken to the exterior surface of your foundation.

For attached homes or apartment style condos your measurement is taken to the interior finished surface of your perimeter exterior walls.

 

The following will be subtracted from those totals:

  • Levels of the home that are not 100% above grade
  • Open to below space.
  • Properties that do not have at least a floor-to-ceiling height of 2.13 m / 7’
  • Sloped ceiling areas that do not have a floor-to-ceiling height of 1.52 m / 5’ (Must have 7’ of clearance somewhere in the room.)
  • Additions or conversions to the main structure that are not weatherproof and suitable for year round use.
  • Extensions (cantilevers) not at floor level or do not have a floor-to-ceiling clearance of 5’
  • Structures that are not attached to the main residence.

 

What’s Included in my Total Square Footage for British Columbia?

For detached homes your measurement is taken to the exterior finished surface and include all levels, above or below grade.

For apartment style condos and townhomes your measurement are taken to the interior finished surface of your perimeter exterior walls.

The following will be subtracted from those totals:

  • Open to below space.
  • Additions or conversions to the main structure that are not weatherproof and suitable for year round use
  • Structures that are not attached to the main residence.
  • Undeveloped utility rooms.
