As-built measuring for Calgary architects, designers and contractors
Calgary buildings change faster than their drawings. Tenants move walls, owners renovate, and the original plans end up in a box somewhere, if they exist at all. Before you can design a renovation or price a tenant improvement, you need to know what’s actually there. An accurate existing-conditions set gives everyone on the project the same starting point, so the architect, the designer and each trade don’t have to measure the space again.
We work for architects, interior designers, general contractors, developers, property managers and building owners, as well as homeowners getting ready to renovate.
Tenant improvements and commercial renovations
Our team has measured and drafted industrial buildings, retail spaces, office towers and airports. For occupied buildings, we can schedule on-site drafting after hours on request, so your tenants can keep working while we measure.
Due diligence and leasing
Buying, selling or leasing commercial space? We can do ANSI/BOMA measurements in the same visit as your as-builts, so you get lease-ready areas and existing plans from one appointment. Read more about commercial as-built drawings for tenant improvements, leasing and due diligence.
What’s on a standard as-built set
A standard set of as-built drawings shows:
- Walls, with their thicknesses
- Door and window sizes and locations
- Typical ceiling heights and ceiling type
- Fixture locations, such as sinks, toilets, showers and drains
- Existing cabinetry and millwork
Add-ons
If it’s visible on site, we can draw it. Popular add-ons include reflected ceiling plans, electrical locations, mechanical and plumbing items beyond the standard fixtures, life-safety items such as fire alarms, pull stations and emergency lighting, exterior elevations and cross-sections and site plans. Have old paper blueprints instead? We can also turn existing blueprints into CAD.
File types
Every completed plan is delivered in both CAD (DWG) and PDF. You get a PDF of each floor and elevation at a standard architectural scale and paper size. Drawings are imperial by default; let us know before we start if you need metric. Point-cloud and Revit files are available on request, and so are other file formats.
Accuracy: measured to 1/10 inch, verified free if anything is off
Our as-built drawings are accurate to 1/10 inch. Our Calgary technicians are certified Architectural Technologists with SAIT diplomas. On most projects they measure with a handheld laser and draft the plans right there on site, which we find is the most efficient and accurate way to work. Drafting on site means a missing dimension or an odd corner gets checked before we leave, not after.
If a drawing is ever off, we’ll come back and verify it free of charge. We carry errors and omissions (E&O) insurance, and we can provide a certificate of insurance on request.
LiDAR 3D scanning, point clouds and scan-to-BIM
For more complex projects, we use LiDAR 3D laser scanning on residential and commercial jobs. It works well for complex interiors and for volumetric measurements of large spaces. We can turn the point cloud into CAD drawings or a BIM model, deliver Revit files on request, or hand the raw scan data to your own team.
Hand measure or scan: which does your project need?
- Most offices, retail units, homes and suites: handheld laser with on-site drafting. It’s fast, accurate to 1/10 inch and goes straight to CAD and PDF.
- Complex interiors, large open volumes or volumetric measurements: LiDAR scanning, with point-cloud or Revit files on request.
- Not sure? Tell us what the drawings are for when you ask for a quote, and we’ll recommend the right method.

Pricing and turnaround
Here’s what as-built drawings cost for a standard set in CAD and PDF. All prices plus GST.
Typical projects
- 1,501–2,000 sq ft bungalow: $650 plus GST
- 2,501–3,000 sq ft two-storey home: $900 plus GST
- 3,501–4,000 sq ft commercial space: $1,400 plus GST
Homes: $400 plus GST up to 1,000 sq ft, then $125 plus GST for each additional 500 sq ft, up to $1,650 plus GST for 5,501–6,000 sq ft. Homes over 6,000 sq ft are $1,775 plus GST.
Commercial spaces: $500 plus GST up to 1,000 sq ft, then $150 plus GST for each additional 500 sq ft, up to $1,400 plus GST for 3,501–4,000 sq ft. Commercial spaces over 4,000 sq ft are billed hourly at $209 plus GST, and we’ll give you a free on-site estimate.
Add-ons and extras
- Residential exterior elevations: $425 plus GST per side
- Commercial elevations: billed hourly at $209 plus GST
- Reflected ceiling plans (commercial) and electrical locations: $209 plus GST up to 2,000 sq ft and $418 plus GST for 2,001–4,000 sq ft. Electrical for larger homes is $627 plus GST (4,001–6,000 sq ft) or $836 plus GST (over 6,000 sq ft), and larger commercial spaces are quoted.
- Site plans, cross-sections and life-safety items: quoted with your project
- Revision meetings: a virtual meeting with the technician who measured, billed hourly at $209 plus GST with a one-hour minimum
Time on site: about 1.5 hours per 1,000 sq ft. A 1,200 sq ft bungalow takes about 2 hours, and a 4,000 sq ft custom home about 6 hours. Sending existing blueprints or photos helps us sharpen the quote and can shorten the visit.
Scheduling and delivery: most projects can be scheduled with about three days of lead time. Files typically arrive within three business days of the site visit, and small jobs are sometimes delivered the same day. Larger homes, multi-level commercial spaces and add-on sheets can take longer, so we confirm your date when we quote.
Residential as-builts for renovations and permits
Planning a basement suite, an addition or a new kitchen, and can’t find the original blueprints? Your designer or the City may ask for drawings of the house as it stands today. We measure the home, draft the plans on site and send CAD and PDF files your designer can work from. Our team did as-built work for two seasons of HGTV’s Property Brothers. Learn more about residential as-built drawings.
Can I use them for a City of Calgary permit?
Yes, as the starting point. Designers and architects use our as-builts as the existing-conditions base for renovation and development permit drawings. The City still needs the permit set your design professional prepares, and our drawings give them an accurate base to build it from.
Not the same as a land surveyor’s as-built survey or an RMS plan
A land surveyor’s as-built survey locates the building on the lot and records legal boundaries. An as-built drawing documents the inside of the building. And an RMS measurement is a size report for a real estate listing, not a set of design drawings. If you need more than one, we can often measure for them in the same visit.
How it works
- 1. Ask for a quote or book. Commercial clients can get a quote. Homeowners can book online and see a real-time estimate.
- 2. Tell us what the drawings are for. Send any old drawings or photos you have. They help us quote accurately.
- 3. Site visit. Most projects can be scheduled about three days out. For occupied buildings, after-hours visits are available on request.
- 4. Measure and draft on site. We use a handheld laser on most jobs and LiDAR scanning for complex ones.
- 5. Get your files. CAD and PDF typically arrive within three business days of the site visit.

As-built drawings FAQ (Calgary)
How much do as-built drawings cost in Calgary?
Typical prices are $650 plus GST for a 1,501–2,000 sq ft bungalow, $900 plus GST for a 2,501–3,000 sq ft two-storey home and $1,400 plus GST for a 3,501–4,000 sq ft commercial space. Commercial spaces over 4,000 sq ft are billed hourly at $209 plus GST. Homes over 4,000 sq ft are priced by size, from $1,275 plus GST.
How accurate are your as-built drawings?
Our as-built drawings are accurate to 1/10 inch. On most jobs, an Architectural Technologist measures with a handheld laser and drafts the plans on site, so questions get answered before we leave. If a drawing is ever off, we come back and verify it free of charge.
How long does it take, and when do I get the files?
Plan on about 1.5 hours on site per 1,000 sq ft. Most projects can be scheduled with about three days of lead time. CAD and PDF files typically arrive within three business days of the site visit, and small jobs are sometimes delivered the same day. We confirm your date when we quote.
What file types do you deliver?
Every completed plan comes in CAD (DWG) and PDF, with a PDF for each floor and elevation at a standard architectural scale. Drawings are imperial unless you ask for metric before we start. Point-cloud and Revit files are available on request, and so are other file formats.
Can I use the drawings for a City of Calgary permit?
Yes, as the starting point. Designers and architects use our as-builts as the existing-conditions base for renovation and development permit drawings. The City still needs the permit set your design professional prepares, so we give them accurate existing plans to build that set from.
Is an as-built drawing the same as an as-built survey?
No. A land surveyor’s as-built survey locates the building on the lot and records legal boundaries. Our as-built drawing documents the inside of the building as it is today: walls, door and window sizes, ceiling heights, fixtures and millwork. Some projects need both.
Do you use LiDAR 3D scanning?
Yes, for residential and commercial projects that need it. Most jobs are measured with a handheld laser and drafted on site, which is fast and very accurate. For complex spaces or volumetric measurements, we scan with LiDAR and can deliver point-cloud or Revit files on request, as well as CAD and PDF.
Do you charge a travel fee around Calgary?
There’s no travel fee in Calgary, Airdrie, Cochrane, Chestermere, Okotoks, Springbank or Bearspaw. Langdon, Strathmore, Crossfield, Priddis and High River have a $50 plus GST travel fee. For jobs more than 150 km from Calgary, we quote travel with the job.
