Manual Measuring vs 3D Scanning: Which Is More Accurate?

Short answer: for RMS square footage and most as-built drawings, hand measuring with a laser is the most accurate choice. We measure to within 1/10 of an inch. Matterport and LiDAR scanning are excellent tools too, but they do different jobs. Here's how each method works and when we use it.

What's the difference between manual measuring and 3D scanning?

Manual measuring means a trained technician walks the property with a handheld laser measure and records every room, wall and ceiling height. At UrbanMeasure, the technician also drafts the plan on site, so questions get answered while they're still standing in the room.

"3D scanning" covers a few very different things:

  • Phone and app scans are quick and handy for a rough idea of a room. They aren't built for official square footage.
  • Matterport is a 3D camera system that creates an immersive virtual tour with a dollhouse view and in-tour measuring tools.
  • Professional LiDAR scanning uses a laser scanner to capture and build a point cloud of the building, which can be turned into detailed plans and 3D models.

Each one has a place. The right choice depends on what you need the measurements for.

Which is more accurate for square footage (RMS)?

For a Residential Measurement Standard (RMS) report, hand measuring wins. A scanner can capture a room's shape, but it can't decide what counts. A person on site applies RECA's inclusion and exclusion rules room by room.

That's why every residential measurement we do is measured by hand to within 1/10 of an inch, by our own in-house technicians. If your appointment is finished on site before 4 PM, your RMS documents come back the same day. Can Matterport measure square footage?

Matterport's in-tour measuring tool is great for checking the size of a wall, a window or an island. But it gives a general assessment of existing features. It isn't a replacement for an RMS report.

Where Matterport 3D really shines is showing a space. Buyers can walk through a listing from home, and designers and contractors can plan renovations from their desk. Scanning an average home takes about 1–3 hours on site, and tours are typically ready the next day. For businesses, see commercial Matterport, and read more about the role of 3D tours in real estate.

You don't have to choose just one. You can book a hand-measured RMS report for the listing numbers and a Matterport tour for the marketing.

When is LiDAR scanning the better choice?

We offer LiDAR scanning for both residential and commercial properties. It's the better fit when you need far more than room sizes, for example:

  • complex or irregular buildings, where capturing every surface by hand would be slow
  • volumetric work, like large open spaces
  • exterior and site conditions
  • renovation and engineering projects that need a 3D model or BIM

LiDAR 3D scanning produces a point cloud, a detailed 3D record of the building as it stands today. We can turn that into plans and 3D models, or, if you have your own team to process the data, send you the scan files in the format you need.

How do we measure for as-built drawings?

Most as-built drawings are measured with a handheld laser and drafted on site. For complex or volumetric jobs, we add LiDAR. Our Calgary technicians hold SAIT architectural technologist diplomas, so the person measuring your space also understands how it will be drawn.

If a drawing is ever off, we'll come back and verify it free of charge. See residential as-built drafting, commercial as-built drafting and our as-built drafting and LiDAR scanning services, or read how as-built drawings deliver certainty in real estate.

Manual measuring vs 3D scanning at a glance

  • Hand measuring (laser): best for RMS square footage and most as-builts. Accurate to within 1/10 of an inch, with RECA's rules applied on site.
  • Matterport 3D: best for virtual tours, marketing and renovation planning. In-tour measurements are a general assessment.
  • LiDAR scanning: best for complex, large or volumetric spaces, point clouds and 3D models.
  • Phone and app scans: fine for a rough idea. Not for official square footage.

How do I choose the right method?

Start with what the numbers are for:

  • Listing a home in Alberta? Book a hand-measured RMS report. Add marketing floor plans or a Matterport tour if you want buyers to see the layout.
  • Leasing or managing commercial space? Start with commercial measurements. Read why accurate measurements matter in commercial leases.
  • Planning a renovation? As-built drawings, measured by hand, with LiDAR added when the building calls for it.
  • Not sure? Tell us about the project and we'll suggest the simplest method that gets you accurate results.

Why UrbanMeasure

Frequently asked questions

Is hand measuring more accurate than 3D scanning?

For RMS square footage, yes. We measure by hand to within 1/10 of an inch, and a person on site applies RECA's inclusion and exclusion rules room by room. LiDAR is very precise too, and it's the better tool for complex or volumetric spaces.

Can I use Matterport measurements for my RMS square footage?

No. Matterport's in-tour measurements give a general assessment of existing features. They're useful for planning, but an RMS report should be measured by hand.

Do you offer LiDAR scanning for homes?

Yes. We offer LiDAR scanning for both residential and commercial properties.

How long does a Matterport scan take?

An average home takes about 1–3 hours on site, and tours are typically ready the next day. Commercial spaces take longer, and we quote the on-site time based on size.

How fast will I get my RMS report?

If your appointment is finished on site before 4 PM, your documents come back the same day. Otherwise, they usually arrive the next morning.

What if my as-built drawing is wrong?

We'll come back and verify it free of charge.

Can I get both a measurement and a 3D tour?

Yes. We offer both. Contact us and we'll help you plan the visit. You'll find more answers on our FAQ page.
