What is an as-built drawing?
An as-built drawing is a set of plans that shows a building as it exists today, not as it was first designed. Over the years, walls move, rooms get split, and ceilings get dropped. The original blueprints stop matching what’s there. As-builts capture the real dimensions so designers, contractors and owners can plan the next change with confidence.
Who we measure for in Edmonton
Most of our Edmonton as-built work comes from architects, interior designers, general contractors, developers and property managers. They need a reliable base plan before they can design a renovation, price a tenant improvement or plan a fit-out. Homeowners use the same drawings when they’re planning a suite, an addition or a major remodel.
Commercial fit-outs and tenant improvements
We’ve measured industrial buildings, retail spaces, office towers and airports. If the space is occupied, we can schedule on-site drafting after hours on request, so the business keeps running while we work.
Leasing, sales and due diligence
We can do ANSI/BOMA measurements on the same visit as your as-builts, so you get lease-ready areas and existing plans from one trip. Our article on commercial as-built drawings for tenant improvements, leasing and due diligence explains how teams use both.
Deliverables and file formats
Our standard as-built drafting set includes:
- Every wall, drawn to its actual thickness
- Doors and windows, with sizes and locations
- Typical ceiling heights and the ceiling type
- Plumbing fixture locations, including sinks, toilets, showers and floor drains
- Built-in cabinetry and millwork
Extra sheets you can add
Anything we can see on site, we can draw. Clients often add reflected ceiling plans, electrical locations, mechanical and plumbing items beyond the standard fixtures, life-safety devices such as fire alarms, pull stations and emergency lighting, elevations and cross-sections or site plans. If you only have paper blueprints, we can convert existing blueprints to CAD.
How the files arrive
You receive every completed plan in CAD (DWG) and PDF, with a PDF for each floor and elevation at a standard architectural scale and paper size. We draw in imperial unless you ask for metric before the visit. Point-cloud and Revit files are available on request, along with other formats.
Accurate to 1/10 inch, with free verification
Every as-built we draft is accurate to 1/10 inch. Many of the same technicians work in both Edmonton and Calgary, and they share the same SAIT Architectural Technologist certification. On most jobs they measure with a handheld laser and draft the plans before they leave. That’s the most efficient and accurate approach we’ve found, because any missing dimension gets caught on the spot.
If you ever find a drawing that’s off, we’ll return and verify it at no charge. We also carry errors and omissions (E&O) insurance and can send a certificate of insurance on request.
LiDAR scanning and point clouds in Edmonton
Some projects call for more than a laser measure. For complex interiors or volumetric measurements of large spaces, we offer LiDAR 3D scanning for homes and commercial buildings. From the scan, we can produce CAD drawings or a BIM model, supply Revit files on request, or pass the raw point cloud to your own team.
Laser measuring or LiDAR?
- Typical offices, shops, houses and suites: handheld laser with drafting on site. Accurate to 1/10 inch and ready as CAD and PDF.
- Complex interiors, big open volumes or volume calculations: LiDAR scanning, with point-cloud or Revit files on request.
- Still deciding? Tell us how you’ll use the drawings, and we’ll suggest the method that fits.

Home renovations and City of Edmonton permits
Adding a legal suite, building an addition or opening up a main floor? If the original blueprints are gone, or no longer match the house, your designer needs drawings of what’s there now. We measure, draft on site and send CAD and PDF files your designer can start from. Our team also handled as-built work for two seasons of HGTV’s Property Brothers. See our residential as-built drawings page for more.
Using as-builts for a City of Edmonton permit
Architects and designers use our as-builts to show existing conditions in renovation, addition and development permit drawings. The City of Edmonton still expects the permit set itself to come from your design professional, and our drawings give them an accurate base to work from.
As-built drawings vs as-built surveys and RMS reports
A land surveyor’s as-built survey shows where the building sits on the lot and where the property lines are. Our as-built drawings record the interior. An RMS measurement is a size report for listing a home for sale. We can often measure for more than one in a single visit.
From quote to drawings in five steps
- 1. Get in touch. Commercial teams can get a quote. Homeowners can book online with a real-time estimate.

- 3. We come to you. Our remote Edmonton team travels to the property, usually about three days after you book. After-hours visits are available on request.

Edmonton as-built FAQ
What do as-built drawings cost in Edmonton?
A 1,501–2,000 sq ft bungalow is $650 plus GST, a 2,501–3,000 sq ft two-storey home is $900 plus GST, and a 3,501–4,000 sq ft commercial space is $1,400 plus GST. Commercial spaces over 4,000 sq ft are billed hourly at $209 plus GST. Homes over 4,000 sq ft are priced by size, from $1,275 plus GST.
How accurate are the drawings?
Accurate to 1/10 inch. A SAIT-trained Architectural Technologist measures with a handheld laser and drafts the plans while still on site, so gaps get filled before we leave. If you ever find a drawing that’s off, we return and verify it at no charge.
How soon can you come out, and when will I have files?
Most Edmonton projects can be booked with about three days of lead time. Allow roughly 1.5 hours on site for every 1,000 sq ft. CAD and PDF files typically follow within three business days of the visit, and smaller jobs are sometimes ready the same day. Your quote confirms the expected date.
Which file formats do I get?
CAD (DWG) and PDF for every completed plan, with a PDF for each floor and elevation at a standard architectural scale. We draw in imperial unless you ask for metric before the visit. Point-cloud and Revit files are available on request, and so are other formats.
Will the drawings work for a City of Edmonton permit?
They’re the base for it. Architects and designers use our as-builts to show existing conditions in renovation, addition and development permit drawings. The City of Edmonton still expects the permit set itself to come from your design professional. We give them accurate existing plans to start from.
Is this an as-built survey?
No. An as-built survey comes from a land surveyor and shows where the building sits on the lot, along with property lines. Our as-built drawings record the building’s interior as it is now: walls, doors, windows, ceiling heights, fixtures and millwork. Some projects need both.
Do you have an office in Edmonton?
No. Our Edmonton team works remotely and travels to each property, so there’s no office to visit. You can reach the team at 587-598-4420 or edmonton@urbanmeasure.com, Monday to Friday, 9 am to 5 pm. Many of our Edmonton technicians also work in Calgary and hold the same SAIT certification.
Is there a travel fee outside Edmonton?
Not in Spruce Grove, St. Albert, Fort Saskatchewan, Sherwood Park, Beaumont, Leduc, Acheson or Nisku. Devon, Calmar, Stony Plain, Morinville and Gibbons have a $50 plus GST travel fee. For sites farther out, we quote travel along with the job, before anything is booked.
